Tips on Buying a Home FSBO
Get pre-approved
If you're serious about purchasing a home, there's no substitute for getting
pre-approved through your lender of choice. It shows the seller that
you're not only capable of purchasing their property, it shows them that you're
prepared to purchase it. Getting pre-approved also makes it easier on you,
taking care of all the important documents and time consuming acts before you
purchase so that you're not waiting weeks and weeks after you've contracted your
new home.

Consider whether or not you need to be represented by a real estate agent or
broker.
Real estate agents and brokers do provide value to your
transaction, but you may not need one if you have extensive
experience purchasing homes and property. If you'd like to
learn more about the mechanics of purchasing or valuing property,
they're invaluable. However, if you do have the experience
and you'd like to go it alone, ensure you don't obligate
yourself by signing a Buyer's Representation Agreement with an
agent or broker. If you've already signed an agreement,
please review it to ensure you do not violate the terms of
your agreement. Real estate agents and brokers are also
specifically trained in the use of contracts promulgated by the
Texas Real Estate Commission, which can be a valuable asset to
have when contacting property. If you feel that it would be
in your best interest to be represented by a real estate agent or
broker and need a referral to a local expert, please
email us and we will provide a referral for you.

Get the house inspected by a Texas-licensed property inspector
The inspector will check out the mechanicals and condition of the house. They also
evaluate wiring, plumbing and construction
are up to code. One of the things you'll notice up front is that property
inspectors find numerous items to report on just about any inspection. If you've
ever gone through an inspection, it's sometimes very easy to think that just
about everything is wrong with your potential home. However, your
inspector should also
tell you what problems are of true concern and not just cosmetic issues.
Closing
Your lender can generally help coordinate closing for you. Your lender will
order the appraisal for you as a condition to your loan -- unless you're
purchasing with cash. Please don't underestimate the value of the title
company you select for closing. Title companies provide a wealth of
information and, outside of your lender, can be the biggest help in closing on
your new home. |
